“When Graton was founded in 1905, the first park was a beautiful 40 acre grove (located at Graton Road and what is now Hwy 116) called Piney Woods. It featured a small zoo, an outdoor waxed wood dance floor with gas lights, and a “Shoot the Chute,” a homemade roller coaster with a wooden car that was cranked up to the top of a curved ramp and then let go for a thrilling ride.

As I write this it is raining here in West County Sonoma. Rain, water, is always a good thing in our part of the world, except during harvest month. And yes, we are right in the middle of harvesting grapes for the next great vintage!

There are many varieties of hawks found here in Sonoma County. From Osprey, to Red Tail, Red Shoulder, Northern Harriers, Kites and more. My personal favorite is the Red shoulder hawk, perhaps because we have them in such abundance here in Sebastopol where I live.

Basics: Buyers expectations differ but they do tend to have a similar set of basic standards on their list. Ensure the roof is in good condition and doesn’t allow leaks, and all outside guttering and downspouts are clean and functioning. Make sure your furnace is in good working order, so it’s maybe a good idea to get a professional to check it over…

We are sitting at the bottom of a very deep rut in Sonoma County’s real estate graph. This is unique because I think we are going to be here for a while. What does this mean to you? Depends on who you are; first time home buyer, investor or maybe you have outgrown your home and are moving up?
Here are four important tips when looking;
#1. Location is still the king. If you want resale value, you have got to find the best Location. The home defect we are seeing the most right now is the lousy location, maybe on a busy street or near the freeway. If you don’t care about resale value and just want to get your foot in the door, these homes are very affordable but consider that this “defect” can never be cured.
